The popular town of Keswick — the centre for the Northern Lake District — has much to offer the visitor. There are numerous shops and restaurants to suit all tastes, miniature golf, swimming pool, parks, Century Theatre, cinema, fishing, and the beautiful lake of Derwentwater is only a few minutes walk from the town centre. Keswick provides easy access to the spectacular countryside which can be explored either by car or on foot. The southern Lakes, Solway Coast and Hadrian’s Wall are all within easy motoring distance.

A stone built semi-detached house, guaranteed to be spotlessly clean, Amberley was our family home for many years, our children grew up here, enjoying the security and safety of the enclosed rear garden and the small area of woodland beyond (which we purchased some years ago). 
It is situated in the suburb of Crosthwaite, one of the most select areas of the Lakeland market town of Keswick. The cottage is just across the road from the River Greta, away from the noise and bustle yet just a 5 minute stroll through the park from the town centre.
Walkers can forget the car, you're straight out the door on to any one of a selection of walks to suit all tastes and abilities.
 Comfortable and well-equipped, Amberley provides a great base for a family holiday with enclosed gardens to the front and rear and a conservatory - ideal for relaxing after a day exploring the area. There is a lovely Olde Worlde real-ale pub just 3 minutes stroll up the road to relax in after a day's activities.  The property has its own private parking and is a delightful five minute, riverside stroll through Fitz Park from the town’s amenities. 
The property is well cared for by us, the owners, (We live nearby) and It is ideal for walkers or families at any time of year.

Accommodation

Three bedrooms: 

1 x double with shower and washbasin
1 x twin with toilet, shower and washbasin
1 x small room with adult size bunks  
 
Nice and spacious, (not six or more crammed into two rooms as is common in Keswick.)
Bathroom with shower over bath and basin, separate adjacent WC. Additional downstairs cloakroom with WC and basin. 
(Yes - three loos so nobody has to wait!!)
Galley style fitted kitchen with door out to conservatory leading to the garden. 
Separate dining room with additional seating. 
Sitting room with comfortable Parker Knoll sofas.  
Front porch with coat/boot storage.

Amenities

Full combi-powered gas central heating providing constant hot water with additional heating from electric stove effect fire in the sitting room. 
Gas cooker and hob, microwave, fridge/freezer, washing machine, tumble dryer (in garage), dishwasher, colour TV (limited Sky package), video, stereo/CD player etc. 
All fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and highchair on request. (not cot linen) Pleasant, enclosed garden areas to front and rear of property laid mainly to gravel with flower borders and tubs, with additional lawned area with two mature oak trees to the back of the parking area. Off road, private parking for several cars. Garage storage for bikes or boats. 
Sorry, no smoking or pets, if you smoke you'll have to go in the garden. I'm a dog lover myself but unfortunately we've had some awful experiences with so-called "well-behaved dogs" but, however, if you can guarantee via up-front refundable premium of £50 that your dog is well behaved I may bend if you phone me.
Garage with shop 3 mins, pub 3 mins. Town centre, 5 mins through park.

Jan/Feb/ (exc. half term) ----- £260 per week inc.  (normally £280 + £25 fee through the agency)

March/April (exc. Easter) ---- £360 per week inc. (normally £370 + £25)
 
May/June//Sept/  ----- £440  per week inc. (normally £460 + £25)

July/Aug/Easter/Spr.Bank holiday/half-terms---£530 per week inc.
(
normally £560 + £25)

 
Short 3 or 4 night breaks are NOT available between Easter and October or at Christmas/New Year.
At other times, Sat - Tues or Tues - Sat. calculate 70% of weekly tariff.
